                                            Policies & Rates for the use of Barn and Facilities

1. In the event of cancellation, you security deposit is non-refundable. BARN RENTAL MUST BE PAID IN
ADVANCE BEFORE YOU CAN SET UP FOR YOUR PARTY.

2. The $80.00 standard clean-up fee for the front part and $175.00 for the whole barn covers only normal cleanup
of the building and grounds following your event. For safety reasons only birdseed can be thrown at receptions. We
will deduct from your security deposit an "excessive" clean-up . . . . defined as: any debris (rice, confetti, glitter,
spray-string, ribbons, toilet paper, etc) thrown by Lessee or its Guests either inside or outside the building: any
damages to the building or equipment by action of the Lessee or its Guests. Any such charges will be detailed with
your Security Deposit refund. However, in the event such charges exceed the sum of the security deposit, you will
be required to pay the difference, if any.

3. The outside playground is available at no charge along with the kitchenette with sink, refrigerator and microwave.
Tables in the front part to seat approx. 125 people and tables to seat approx. 350 for the whole building is included.

4. Decorations may be attached with clear tape or thumb tacks. Removal of any posters, pictures, or house
decorations is not permitted.

5. Harmon's has provided a sound system for playing music and speaking with microphones. It is not to be used as a
system for Musical Groups or DJ's.

6. The inside of the building is a "NO SMOKING" area. Urns are provided for ashes on porches at entrances.

7. ALCOHOLIC BEVERAGES: Special arrangements will be necessary if alcoholic beverages are to be served at
your event. As Lessee, you are responsible to make appropriate arrangements. ANY AND ALL LIABILITY ARISING
FROM THE SERVING OR DISPENSING OF ALCOHOLIC BEVERAGES OR ANY OTHER LESSEE ACTIVITY WILL BE
THE RESPONSIBILITY OF THE LESSEE, ITS OWNERS OR AGENTS. AN ADDITIONAL $100.00 CLEANUP FEE
WILL BE CHARGED.

8. Lessee holds Harmon's (lessor), its owners and agents harmless in event of any damages, liability or personal
injury caused by Lessee, its guests, owners or agents, in preparation of, during, or after the event; and Lessee
further agrees to defend Lessor from any litigation or cost arising from Lessee's activities involving the event.

9. Harmon's reserves the right to ask any guest not adhering to the policies stated or that becomes obnoxiously
inebriated, to leave the premises or to be escorted off the premises by the local Sheriff's Department.

Rental Rates are $80.00 per hr with a 4 hour minimum for the front part only (approx. 3,800 sq ft). Cleanup fee
(Std - $80.00) is not included in the hourly rate.
The rate for the whole building (approx. 7600 sq ft) is $175 per hr with a 4 hour minimum. Cleanup fee (Std -
$175.00) is not included in the hourly rate.

11. A deposit of $80.00 is required for the front half and $175.00 deposit for the whole building.
NO REFUNDS

12.  IN THE EVENT OF A CANCELLATION...  IF THE LESSEE FAILS TO CONTACT HARMON'S AT LEAST 30 DAYS
AHEAD OF THEIR SCHEDULED EVENT, THE LESSEE WILL BE RESPONSIBLE FOR THE BALANCE DUE ON THEIR
RENTAL OF HARMON'S FACILITY.



13. Harmon's will hold a verbally booked scheduled event for five days after it is verbally reserved.  In order to
maintain the reservation you must pay the deposit and submit this contract, signed, within that five day grace period
to secure that reservation.  After the grace period, if the deposit and form are not in our hands, the date might be
reassigned to someone else.

SPECIAL NOTE: Rental period includes: Set up time.... through the time your last guest h as left the facility. Any
overage will be charged at the applicable per-hour rate.
